Strategic Capital Partners (SCP) was founded in early 2005 by real estate and investment veterans Darell E. (Gene) Zink and Richard H. (Rick) Hurd.

  • Zink was one of the co-founders of Duke Realty Corporation and spent 26 years helping grow the Company from an owner/operator/developer to a $10 billion NYSE-listed company. During that period, Duke had one of the best performance records and fiduciary reputations of any publicly traded real estate firm.
  • With 18 years of investment experience at GE Real Estate, Hurd was an integral part of the GE team that invested over $30 billion of debt and equity in virtually every real estate asset type throughout the U.S. and Europe.

Since launching SCP, the Company has opened offices in Chicago, Indianapolis and New York City. Its team of acquisition, asset management and finance professionals is one of the most experienced and respected in the industry.

Strategic Partners Value Enhancement Fund

SCP is the general partner of Strategic Partners Value Enhancement Fund (SPVEF I), a $250 million discretionary fund,  which acquires multi-family, office, industrial, retail and other properties across the U.S. via joint ventures with experienced local real estate operators (LREOs).

SPVEF I acquires properties from $10 million to $45 million in size that have value-added potential and can be re-tenanted, developed, redeveloped and/or repositioned to generate superior risk-adjusted returns.
